Snohomish County Market Update: Where’s the Opportunity?

Have you been hearing that it’s a bad time to buy or it’s a bad time to sell, and that nothing is selling? Well, there’s some truth to that. Rates are high, and the buyers are few. I’ve had to have some painful conversations about numbers with my sellers.

Recently in Snohomish County, we had three new listings or price drops for every sale last week, and we’ve got 14 active listings for every buyer. That’s a lot.

With my recent Snohomish County seller, you can see the staging is gone. If you saw my videos from before where it was really pretty, it’s still really pretty, just no furniture. We had to have a hard conversation. In the area my guys were in, they were one of 20 active homes in their price range, and there had been only one buyer in the last month. Ouch.

They had some decisions to make. What was most important? We had to position their house so it screamed value, not just like the other 19.

Where’s the opportunity here? Well, their buyer got a great property at a price that makes sense today, and they’ll be able to refinance in the next while once rates drop a point or two. My sellers actually have their buyer, unlike the other 19 homes that are still waiting. That’s what we’re doing for our clients this year.
